Edge Business Solutions closes New Markets Tax Credits transaction for PBS39 at SteelStacks

December 22, 2010

Christmas comes a few days early in Bethlehem, Pennsylvania for some of us.  On December 21st, Edge Business Solutions closed over $21.5MM of tax allocation under New Markets Tax Credits for PBS39.  Edge Business Solutions started working on this financial portion of the project in November 2009, and after fourteen months of pulling all the pieces together, the project is now fully funded.  This transaction also included securing several million dollars of conventional financing with a local bank.

Primarily, Edge Business Solutions’ role was to generate the project information document that was a important aspect for the investors to review in order to determine if the project was feasible for New Markets Tax Credits; compile and manage all of the internal information needed for the financial models; track all budget revenues and expenses; generate 10 year projections with detailed revenue and expense assumptions; secure conventional financing; ensure that the general ledger was accurate based on the transaction; obtain the necessary insurance needed for the investors; and coordinate the necessary legal documents needed for the transaction.

Edge Business Solutions will continue to work on this project through completion scheduled for June 2011.  This includes ensuring that all systems are in place for compliance for the New Markets Tax Credits, Redevelopment Assistance Capital Program from the Commonwealth of Pennsylvania, and local grants provided.  Additionally, Edge Business Solutions will be providing project management services for the information technology portion of the project.

Construction has begun on the new PBS39 Public Media and Education Center at SteelStacks

September 14, 2011

PBS39 at SteelStacksToday marks another major milestone for Edge Business Solutions and the PBS39 project.  This morning, Alvin H. Butz (Construction Managers on this project) started moving dirt for the new PBS39 Public Media and Education Center at SteelStacks.  The new building is expected to be ready for occupation in June 2011, just a few short months away.

The PBS39 at SteelStacks project is being undertaken by PBS39 Foundation and the Lehigh Valley Public Telecommunications Corporation to construct a $17MM Public Media and Education Center on the redeveloped Bethlehem Plant of the former Bethlehem Steel Corporation.  This site is the nation’s largest Brownfield, located in a severely economically distressed census tract in Bethlehem, Pennsylvania.

Edge Business Solutions has been engaged with this project since November 2009 as a financial consultant.  It has been responsible for preparing the credit package for review by financial institutions, obtaining the bridge financing, creating financial models, and designing and implementing the tracking methodologies for the financial portion of the project.

Edge Business Solutions celebrates a great day with one of its projects

June 12, 2010

PBS39 at SteelStacksOn June 11th, PBS39 held its kick off celebration for the PBS39 Public Media and Education Center.  Several dignitaries attended the event to support the PBS39 at SteelStacks project.

The Public Media and Education Center will be the new home of the regional PBS affiliate, PBS39 (aka Lehigh Valley Public Television).  The station will feature a 100 seat television studio to host live community discussions and forums, both on and off air.  These forums will bring in people from the Low Income Communities to allow for more open exchange of ideas and opportunities for outreach and education.  The new Public Media and Education Center will provide PBS39 the opportunity to expand its educational outreach, enhance the cultural offerings in the SteelStacks Campus, relocate (and add) jobs to the Bethlehem Keystone Innovation Zone, and attract new entities to do business in this highly distressed economic area.

Edge Business Solutions has been engaged with this project since November 2009 as a financial consultant.  It has been responsible for preparing the credit package for review by financial institutions, obtaining the bridge financing, creating financial models, and designing and implementing the tracking methodologies for the financial portion of the project.
